Although 4 lots were lost in the reconfiguration, the costs savings associated with the reduction in roadway, water, sewer, drainage and dirt work drastically outweighed the loss of the lots.
GCDD became involved in this subdivision after the owner could not build the previous plans for the subdivison profitably.
By redesigning the subdivision, GCDD saved over 1,100 lineal ft of road, increased the lot size (SF), lot depth and topography of the lots.
The estimated savings provided by GCDD on this project was over $650,000.
Located in the planned community of Tradition in Harrison County, the original design contained 181 residential lots with approximately 8,710 lineal feet of new roadway proposed. The lots varied in size from 50 ft to 70 ft wide and approximately 130 ft deep.

While the revised design by GCDD contains 173 Lots, there is only 6,460 lineal feet of new roadway proposed (reduction of 2,250 LF). Also, the depth of all of the lots increased by 10-20 ft and the layout of the subdivision is very unique which should lead to additional lot premiums and an overall higher desirability by homebuyers. The decrease of 2,250 lineal feet of road is estimated to reduce the construction costs by $1,600,000.
Even with the lost revenue from the 8 lots (estimated at $500,000), the overall profitability of the development would increase approx. $1,100,000 leading to a much better outcome for the developer.
